STEP 2: Validate Your Plan

Financial Forecasting

The project concept is ready for formal evaluation by industry experts. This phase includes right-sizing the facility, defining the program plan, market research, start-up cost estimates, pricing, management model, cash-flow forecasts, and other feasibility and financing factors.

STEP 3: Recruit Stakeholders

Major Partnerships

In step 3, the pro forma becomes a ”living” document used to inform opportunities and guide decisions for developing partnerships. Successful partnership campaigns focus on reducing capital needed, reducing required returns, finding unique, mutually beneficial advantages, and proving/improving pro forma projections.

STEP 4 & 5: Create the Right Team & Strategy

Funding Strategy & Team Development

Partnership commitments from step 3 may include funding or future revenue streams. These impact the funding strategy by reducing the need for capital and overall project risk. Strategy, brand development, and a schedule for the financing phase are then developed by the team.

STEP 6: Present the Opportunity

Funding Presentation

The project concept, floor plans, renderings, financial forecasts, market research, partnership agree- ments, and development/management team are synergized in presentations to create a truthful, tailored, and attractive offering that demonstrate strategic alignment for various funding sources. Presentations made by/with a strategic advisor provide credibility and expertise.
